Responsibilities

Under direction of the assigned supervisor or Manager, establish and administer a preventative maintenance program, energy conservation operation plan, general maintenance repairs and departmental training programs for the facilities maintenance staff and facilities. Provide supervision, oversight and evaluate the work of assigned maintenance technicians and outside vendors/contractors. Coordinate activities with applicable departments; inspect and troubleshoot maintenance work and perform other related work, as required.

Perform maintenance service or repairs in one or more skill areas, including plumbing, carpentry, painting and plastering, machine servicing, electrical repairs or installations or HVAC. Perform maintenance on buildings air compressors where applicable. Estimate time and material costs on projects. Perform all work in accordance with established safety procedures. Possess the ability to interpret blueprints, sketches and verbal instructions. May require appropriate license as required by law. Inspect completed work to ensure compliance with initial specifications and applicable, state, local or federal codes.

This position exists to provide the Facility with a physical environment that meets the functional, safety and quality needs of building occupants. The SR Maintenance Tech will have very frequent interaction with Facility Specialists and Facility Manager or Director. Requires very minimum instruction. Draws on diverse experiences from many years of experience to offer constructive methods and procedures. May orient, train, assign and check the work of assigned employees.

Duties and tasks reflect substantial variety and complexity. Assignments are broad in nature and usually require originality and ingenuity. May serve as a resource to others in the resolution of complex maintenance problems and issues. Errors could cause delays to department or a project that may increase costs or timeframes.

Lead the maintenance staff and contracted maintenance activities by determining workloads and schedules; may develop, interpret and implement policies and procedures; and ensure that staff is trained in complex maintenance activities and are following standard operating procedures.

Monitor contractor/vendor performance to ensure that safe work practices and standard operating procedures are followed.

Special projects as assigned by the supervisor, Manager or Director.

Maintain a clean and safe work environment.

Track department budgets for vendor services relating to mechanical, electrical and building systems.

Provide budget forecast for future planning.

Provide information on a continuing basis to the Facility Manager regarding systems/equipment that need to be replaced, repaired or updated.

Comply with and support the requirements of the security program and report observed security violations to your assigned manager, security staff or Site Security Team.

Learn basic CCTV and security/access control system hardware and software protocols and operation.

Qualifications
- Associates degree from a college, technical school or equivalent experience of 7 years in the Facilities field.
- Minimum of three (3) years in a lead capacity within a Facilities Maintenance Department.
- Planning, assigning, scheduling and reviewing the work of staff and assigned vendors/contractors;
- Leading complex maintenance and repair tasks in area of assignment;
- Assisting in developing and implementing goals, objectives, policies, procedures and work standards for the department;
- Interpreting, applying and explaining complex codes, regulations and procedures;
- Inventorying and ordering equipment, supplies and materials;
- Preparing cost estimates, budgets, correspondence and status reports;
- Using, tact, initiative and sound judgment within general procedural guidelines;
- Using tools and operating equipment in the area of assignment;
- Communication and effective interaction with co-workers, managers, subordinates and the general public sufficient to exchange or convey information and to give and receive work direction.
- Strong PC skills and specifically able to use Microsoft Office plus the ability to access, read, modify and print AutoCAD drawings.
- Superior customer service and communication skills.
- Individual must be physically capable of safely operating a vehicle, possess a valid Driver's License and have an acceptable driving record.
- Ability to work as a member or a team, often cross-functional.
- Ability to work under tight deadlines, with some ambiguity and stressful situations.
- Ability to implement Six Sigma and Lean techniques as related to the job assignment.
