Project Estimator Construction Manager needed for a leading and innovating commercial real estate development and construction company in Louisiana!

For over 25 years we have been an aggressive, exciting, and entrepreneurial Real Estate Development and Commercial Construction Company in the Southeast. We are looking for a top-notch Construction Manager to join our rapidly growing team. As a Construction Engineer you will work with the Construction and Development teams to ensure that project estimates are accurate, timely, organized, and presented in a professional manner. What you will be doing:

- Overseeing several projects at a time depending on project size or complexity
- Proactively identify issues that could lead to problems and facilitate solutions
- Manage the construction workflow process starting in the project origination phase, to include estimating, negotiation, contracting, buyout, construction administration, financial management and closeout
- Work with construction team to improve current construction procedures to enhance the company†s efficiency as well as improving the overall working environment
- Participate in industry networking functions
- Seek out life-long learning opportunities and professional development
- Meet with teams to determine project requirements to ensure that the CM has a full understanding of expectations
- Oversee the Estimators to calculate project costs, obtain subcontractor bids, quantity take-offs when required, material price lists, equipment, etc.
- Assist in preparing bid package documents
- Oversee the drafting of subcontracts using on line AIA software
- Create project schedule
- Determine and implement the appropriate level of project and quality control (ie: submittal logs, change order logs, etc.)
- Establish, monitor, communicate and maintain project schedules utilizing Microsoft Projects scheduling software
- Negotiate contracts, subcontracts and change orders to assure that all project goals are being addressed
- Manage project costs to ensure budgets are maintained
- Ensure that the project is on schedule and make adjustments as needed
- Conduct and document project progress meetings
- Attend site visits as required
- Ensure that all aspects of the project are compliant with all contract terms and legal requirements that govern the project
- Document substantial completion; manage the project closeout process and that all of the required documents have been delivered to ensure timely completion
- Support the Development team in their preliminary research of new projects including due diligence, feasibility studies, cost estimates, floor and site plans
- Evaluate projects for constructability and value-engineer cost savings
- Assist with coordinating with the design teams to ensure that all the expectations are being addressed, that all local codes are addressed and that the project meets required standards
- Work with team to ensure that they are fully informed of any date changes and other information that will impact the Lease and/or completion milestones
- Work to ensure that all projects are within budget and within the required turnover dates
- Predictability of project completions is critical as well as communication between all teams

What you need:

- B.S. degree in engineering or construction management or 10 years of direct experience in the construction industry with a large commercial and/or industrial general contractor
- General working knowledge of estimating techniques, cost control and material pricing required
- Prior experience with PlanSwift, MC2, Timberline, Bid2Win estimating software or other Construction Management software
- Have experience with AIA contract documents and the use of AIA on line
- Strong computer skills with MS Word, Excel, MS Projects and Outlook
- Working knowledge of AutoCad is preferred
